The office leasing market has changed! A silver lining means time to make decisions.
I've been meaning to say a few things about the Mid-Year 2009 Costar Office Report for the New York City Office Market.
Costar is a MLS system in NYC for commercial real estate brokers. MLS = Multiple Listing System. FYI all the brokers in NYC use the same database. In commercial real estate we all work together and everything is upfront and accessible with shared listings. They publish a report every quarter that is highly replied upon to foresee trends.
What's different about this quarter’s report?
The market net absorption for the overall NYC office market has been negative solidly for Class A, B, and C space since the third quarter of 2008. For the first time one of the classes has squeaked into positive absorption.
This past quarter Class C office space recorded net absorption of positive 368,319sf compared to -467,874sf in the first quarter, -219,596sf in the fourth quarter 2008, and -286,859sf in the third quarter 2008.
WOAH!
Class A & B buildings were still dumping more space onto the market this quarter and in the negative but the fact that Class C has a positive absorption is very telling. We have finally reached and gone beyond a standstill in Class C. The space coming onto the market has reached a peak and now while A & B classes may still be giving up more expensive spaces in higher class buildings they are finally beginning to take space quicker than it comes on the market in Class C.
Do you get that?
So if you have been waiting for the bottom and you read the news and think it hasn't come yet, statistics say that if you want a Class C space, the best deals in the city, now is the time as absorption is up.

I've decided that it's time to incorporate a few of my own thoughts on each 'Quote of the Day'. I choose the quotes randomly based on my state of mind when I sit down to do it. This morning I'm working on my patience as August seems to be a slow month and a lot of people I've been working with are suddenly on hold with summer getaways.
So what does this quote mean to you?
The soft stuff to me is the day to day tasks, the things that become monotonous. It's trying sometimes to adhere to routine. Maybe it's the rebel in me that hasn't fully given in to the professional lifestyle. As an independent contractor I institute my own quotas and expectations. It's hard not to go easy on yourself.
Soft stuff is also communication. Whereas confrontation usually has an immediate result, building relationships and gaining trust and consistency is an ongoing process that takes determination and tenacity. That soft stuff is a commitment.
On the other hand confrontation is some hard stuff. Dealing with uncomfortable situations is hard stuff. That kind of hard stuff that seems like the toughest part of the job IS actually the easiest once you get down to it and jump whatever hurdle seems to be in your way. The thing is, calling anything 'hard stuff' is usually due to pride, emotional reactions and ego.
I could get quite verbose but you get the gist of the way I think.

BNI - I'm Joining Chapter 15!
Here are the other members.
Everyone is allowed to have their own opinion regarding networking groups. My opinion is THEY'RE GREAT! Especially BNI. I love the structure and the referral programs and the way everyone supports each other is really amazing. I am in the process of joining Chapter 15. I just need to have my references checked. I've already visited four times betweeen being a guest and a sub and it's time I made the committment. We are a healthy chapter that meets 7am Thursdays at the Woolworth Kitchen down in the Wall Street area. We are still looking to fill several industry seats. We're actively seeking members for the following occupations:

It's the rise of the cyborg doorman. Cash-strapped developers are trying to save bucks and lure buyers with lower common charges by installing "virtual doormen" -- staffers sitting...
I just called the company the article is about. They are not being used for any commercial buildings here in NYC yet but they are ready to service the commercial market. I am awaiting some facts and figures. I can totally see this becoming a trend. You heard it here first!

1. Make time your friend, not your enemy. Develop time management techniques.
2. Learn and practice the skill of relaxation.
3. Engage in activities that give you a chance to do something relaxing or creative without having to have something to show for it.
4. Don't develop one area of your life to the exclusion of others. Seek rewarding experiences in all facets of living.
5. Find some time every day for privacy. You need to be alone with your thoughts away from work or other pressures.
6. Associate with people who affirm your individuality and respect your wants and needs.
7. Form at least one or two high-quality relationships with people you can trust. Learn to express your true feelings to them.
8. Don't continue in stressful situations with family and friends. Take action to find a resolution in problem areas.
9. Guard your personal freedoms - to choose your friends, to love whom you choose, to structure your time as you seem fit, and to set your own life goals.
10. Review your "obligations" from time to time and make sure they are also bringing rewards to you. Get rid of the things that only bring satisfaction to someone else.
11. Don't live for or through your children, spouce or anyone else.
12. Open yourself up to new experiences.
13. Develop and keep sensible eating habits.
14. If you smoke, cut down or stop completely.
15. Use liquor sparingly, if at all. Don't let it use you.
16. Free yourself from dependencies on tranquilizers, sleeping pills, headache pills or other depressant drugs. Be cautious of the use of laxatives and cold remedies. Teach your body to relax and normalize its functions.
17. See the humor in life. Laugh at yourself whenever you get a chance.
18. Practice making positive statements. Remind yourself the YOU are a worthwhile and deserving person several times daily.

Looming Obsolescence of The Short-Term Office Lease
I'm still putting together my thoughts on the benefits of this. I am not an avid supporter of the long term lease. I don't think that I think it's the best deal. You'll be killed in escalations. It's more cost effective to do short and get market value again with every renewal. That's my two cents. Long term is better for me though - upfront $$$. Just being honest.

Last Friday I hung new art in my workspace (my own! - will post pics) and did an overhaul to about 70% of everything in my office. Coming in this Monday was a breath of fresh air as a result.
Little did I know what a good start I'd give myself when I had a little extra time to kill last Friday afternoon. I got thinking about it on the commute - actually got excited about approaching everything fresher than it's been in weeks. I overheard someone on the street with a friend and it was the first day of work for one of them. They were bubbling over with enthusiasm and giddy with a new beginning for them to share together. The first day of anything that looks to be perpetual is a start to a journey that will only grow and develop. It struck me when I overheard them that it was kind of like a first day for me with the new digs in the office. I excitedly embraced the analogy and I'm making today a first day.
Actually, as I only did an overhaul of 70% I look forward to another first day when I can do 100%. I think I'm just going to pack up the remaining 30% in boxes and really follow through with the idea of firing myself and restarting. On that restart I'm going to mark the date and make it an anniversary!
I guess the moral of this is that your world's based on perception, you define it as you decide and any day you want can be a first day.

Returned calls from cold calls...
A large portion of the way I prospect is through cold calls. Recently a friend of mine said she didn't know what a cold call really was. I simply told her that it was a phone call to someone who didn't expect the call.
On the flip side of that is the cold call returned, when you don't expect the call. Now this can be very tricky for me! I call many different lead lists and often have no clue who the person calling me back is and why I called them.
Originally when I first started the business of cold calling this would throw me off and make me very uncomfortable. I felt insecure about my professionalism because I didn't know who or why or when I had called them. I overcame that insecurity by stepping back and shifting the paradigm of the way I looked at things. Sometimes you get caught up in the minutia. In this situation the most important thing to focus on is that someone returned your call.
The best way to respond to a cold call returned is to take a breath, give yourself a few moments, don't be overexcited or rushed, and simply introduce yourself/your service/your company -all the while asking about them and their business and thanking them for the courtesy of the callback. I find that genuine honesty that you called them on a fluke often stimulates conversation.
I guess on an endnote, the moral of the story is to see the bigger picture and we're all just doing our jobs out here.

Let's keep death on the minds' of the masses.
We all know that the news is an orchestrated soap opera to maintain mind control over the people. They can make anything as big or small as they want to in our minds by determining and defining the collective consciousness. We think they give us information and we make a decision. What really happens is we nod our heads to everything they give us. Most of us are just too busy with getting by to give it a second thought. I just wanted to point out that 'death' is the subject of all the top headlines on ny post. Michael, Palin, NFLer. Sometimes I worry that they're preparing us for more of these headlines, dulling our reaction and sensitivity.
